How the business loan calculator works
This business loan calculator is a fixed-rate amortization engine wrapped around a loan-type selector. How it works / formula
The monthly payment for an amortizing business loan comes from the standard amortization formula:
M = P × [ r(1 + r)^n ] ÷ [ (1 + r)^n − 1 ]
- M — the monthly payment.
- P — the loan principal (the amount borrowed).
- r — the monthly interest rate, equal to the APR divided by 12 (and by 100 to convert from a percentage).
- n — the total number of monthly payments (the term in months).
The effective APR including the origination fee is found by solving for the rate that equates the cash you actually received (principal minus fee) to the stream of payments. That solved rate, annualized, is the true cost of borrowing and is always higher than the quoted rate whenever a fee applies. A crucial business-lending caveat: many short-term products quote a factor rate rather than an APR. A factor rate is a flat multiplier — a 1.3 factor on $50,000 means you repay $65,000 — and it does not behave like interest, so paying early does not reduce it. To compare a factor-rate offer fairly, convert it to an effective APR first; the same offer can look cheap as a factor and alarming as an APR.
Key concepts and definitions
Loan amount (principal). The sum your business borrows. A larger principal raises every component of cost. Example: borrowing $150,000 instead of $100,000 at the same rate and term raises both the payment and total interest proportionally. Common mistake: borrowing more than the project needs because the approval was generous — you pay interest on every idle dollar.
APR. The annual cost of the loan as a percentage, used to derive the monthly rate. Example: a 9% APR becomes a 0.75% monthly rate. Loan type. Determines structure and typical pricing. A term loan amortizes; a line of credit revolves and is often interest-only; invoice financing advances against receivables; equipment financing is secured by the asset. Common mistake: applying term-loan intuition to a line of credit, where the interest-only payment understates the true cost of never repaying principal.
Origination fee. A one-time charge, often 1%–6% (SBA guaranty fees can be higher on large loans), deducted from proceeds. Example: a 3% fee on $100,000 means you receive $97,000 but repay $100,000, pushing the effective APR above the quoted rate. Common mistake: ignoring the fee when comparing a low headline rate against a no-fee offer.
Collateral value. The worth of an asset pledged to secure the loan. It does not change the payment math but sets the loan-to-value ratio lenders use to price risk. Example: a $100,000 loan against $200,000 of equipment is a 50% LTV and looks well secured. Example A — typical term loan
Borrow $100,000 at 9% APR over 60 months with a 2% origination fee.
- Monthly rate r = 9 ÷ 12 ÷ 100 = 0.0075.
- n = 60 months. Payment M = 100000 × [0.0075 × 1.0075^60] ÷ [1.0075^60 − 1] ≈ $2,076.
- Total repaid = 2,076 × 60 ≈ $124,560; total interest ≈ $24,560.
- Origination fee = 2% × 100,000 = $2,000, so cash received = $98,000. Solving for the effective rate gives an effective APR of about 9.9%.
Example B — SBA / equipment financing edge case
Buy a $250,000 piece of equipment with SBA-backed financing at 11% APR over 120 months and a 3% packaging fee.
- Monthly rate r = 11 ÷ 12 ÷ 100 = 0.009167.
- n = 120 months. Payment M = 250000 × [0.009167 × 1.009167^120] ÷ [1.009167^120 − 1] ≈ $3,444.
- Total repaid = 3,444 × 120 ≈ $413,280; total interest ≈ $163,280 over the long term.
- Fee = 3% × 250,000 = $7,500, so cash received = $242,500. The effective APR rises to roughly 11.7%. Because the equipment secures the loan, the LTV of 100% is acceptable to the lender, but the long term means interest nearly equals two-thirds of principal — shortening the term to match the asset life would save heavily.
Edge cases and advanced scenarios
- Line of credit left interest-only. Carrying $50,000 on a line at 12% costs $500/month in interest forever if you never touch principal — $6,000 a year with the balance untouched. - Factor-rate offer disguised as cheap. A $40,000 advance at a 1.3 factor repaid over 9 months means $52,000 repaid — a $12,000 cost in three quarters of a year, which annualizes to an effective APR well above 60%. Convert the factor to APR before entering it so the calculator reflects the real cost.
- Balloon or interest-only term loan. Some commercial loans amortize on a 25-year schedule but balloon after 5–7 years, leaving a large lump sum due. Model the monthly payment on the long amortization, then plan separately for the refinance or payoff of the balloon — the schedule here assumes full amortization over the term you enter.
- Seasonal revenue. If your business earns most of its revenue in a few months, a fixed monthly payment can strain off-season cash flow. Revenue-based financing or a line of credit may fit better than a rigid term loan; compare total cost using the effective APR figure.
